Who will I be sharing with? Plus

You’ll be sharing with other working professionals who have been through our application and referencing process.

We know that who you live with matters, especially in a shared house. Our aim is to create respectful, well-managed homes where housemates feel comfortable, safe and settled.

Where possible, we can introduce you to existing housemates before you move in.

Shared living works best when everyone is respectful and considerate.

Our key house rules include:

  • No smoking or drugs
  • Keep communal areas clean and tidy
  • Clean up after yourself
  • Take your turn with bins and recycling
  • Keep noise to a minimum after 10pm
  • Be considerate with guests and overnight stays

Can I have pets? Plus

As all of our properties are shared houses, pets are generally not suitable.

You can request permission, however this will usually be declined where there are reasonable concerns about the impact on other housemates, allergies, shared spaces, noise, cleanliness, or the overall suitability of the property.

Each request will be considered on a case-by-case basis, and permission will not be unreasonably refused where appropriate.

Are bills included? Plus

Yes. Unless stated otherwise, your rent includes utilities, broadband, communal cleaning and council tax.

This makes budgeting simpler because you know what your monthly housing cost will be.

Please note this is subject to any changes in council tax banding or exceptional usage terms set out in the tenancy agreement.

How quickly can I move in? Plus

Referencing usually takes a minimum of 3 working days, but it can take longer if employers, landlords or guarantors are slow to respond.

To help things move quickly, complete your application promptly, upload all requested documents, and let your employer, landlord or guarantor know they may be contacted.

Once your application is approved, we’ll agree your move-in date and arrange the next steps.

How long can you hold a room for me? Plus

We usually aim for the tenancy to start within 2 weeks of receiving the holding deposit.

If you need a later move-in date, please tell us before paying the holding deposit. A later date may be possible, but it depends on the landlord’s agreement and the level of interest in the room.

Rooms can move quickly, so please only reserve a room if you are ready to proceed.

What references will I need? Plus

We carry out:

  • A credit check
  • An employment or accountant reference
  • A landlord reference, where applicable
  • A Right to Rent check

You’ll complete an online application form, and our referencing partner will guide you through the process.

The quicker you provide the requested information, the quicker we can process your application.

How do I know if I qualify? Plus

As a guide, you’ll need to show income of at least 2.5 times the annual rent.

If your income is lower, we may still be able to consider your application with a suitable guarantor.

If you are on a zero-hours, rolling or variable-hours contract, we’ll look at your income history and stability. A guarantor may be required.

You’ll also need to be able to pay rent by standing order from a suitable bank account.

Do you accept DSS / Universal Credit? Plus

Yes. Benefits, including Universal Credit, can be included as part of your income for referencing.

You may need to provide evidence such as your benefit award notice, Open Banking data, or recent bank statements.

The overall affordability criteria must still be met, either through your own income, savings, or a suitable guarantor.

What happens if I fail referencing? Plus

If referencing is not approved straight away, it does not always mean you cannot proceed.

Depending on the reason, we may be able to consider options such as a suitable guarantor, additional evidence, or landlord discretion.

We’ll explain the outcome clearly and let you know what options are available.

Who can be a guarantor? Plus
A guarantor is someone who agrees to pay your rent if you don't pay it, for example a parent or close relative. If you don’t pay your landlord what you owe them, they can ask your guarantor to pay instead. If your guarantor doesn’t pay, your landlord can take them to court. Your guarantor will be referenced in the same way as you are as if they are the tenant.

  • Annual income is equal to or more than 2.5 times the annual rent
  • Has no more than one CCJ up to the value of £300
  • Is not a student
How long is my tenancy? Plus

Your tenancy will be a monthly periodic tenancy, which means it does not have a fixed end date.

You can stay for as long as you like, provided you keep to the terms of the tenancy agreement.

If you wish to leave, you must give at least 2 months’ written notice in line with your rent period.

How do I reserve a room? Plus

Once you’ve viewed a room and want to proceed, we’ll send you details to pay a holding deposit equal to 1 week’s rent.

For example, if the rent is £600 per month, the holding deposit would be £138.46.

Please only pay the holding deposit if you are serious about taking the room.

The holding deposit may be retained where legally permitted if you:

  • Provide false or misleading information
  • Fail a Right to Rent check
  • Decide to withdraw
  • Fail to take reasonable steps to proceed, such as completing the application form or providing requested documents
Do I need to pay a deposit? Plus

Yes. The standard deposit is 1 month’s rent and will be protected in a government-approved deposit protection scheme.

The deposit is refundable at the end of the tenancy, subject to any agreed deductions for rent arrears, damage, missing items or cleaning where applicable.

We may also offer a Reposit option. With Reposit, you do not pay a traditional cash deposit. Instead, you pay a non-refundable fee, which can reduce your upfront moving costs.

We’ll explain both options clearly before you choose.

How much is it to move in? Plus

Your move-in payment will usually include:

  • 1 month’s rent
  • Your deposit, usually equal to 1 month’s rent, or the Reposit fee if you choose that option
  • Less the holding deposit you have already paid

We do not ask for more than 1 month’s rent in advance.

Before you move in, we’ll confirm the exact amount due in writing so everything is clear.

How do I pay my rent? Plus

Your rent is paid monthly by standing order.

The rent due date will usually be the same date each month as your tenancy start date.

You are responsible for setting up and maintaining your standing order with your bank.

What happens if my rent is paid late? Plus

If you think your rent may be late, please contact us as soon as possible.

It is much easier to help if we know about the issue early.

Late rent may result in further action in line with your tenancy agreement, but we will always communicate clearly with you first.

Do I need insurance? Plus

The landlord insures the building, but this does not cover your personal belongings.

We recommend taking out contents insurance, especially if you have valuables such as a laptop, phone, bike or jewellery.

Who do I speak to if I have any concerns or issues during my tenancy? Plus

You’ll have a property management team you can contact during your tenancy.

For day-to-day issues, maintenance, questions or concerns, you can speak to us and we’ll help guide you through what needs to happen.

We also provide an emergency contact for urgent out-of-hours issues.

Our aim is to make sure you feel supported, not left on your own once you’ve moved in.

Who is responsible for repairs? Plus

The landlord is responsible for most repairs and maintenance.

You are responsible for:

  • Keeping your room and shared areas clean and tidy
  • Reporting repairs or damage promptly
  • Using the property and any furniture or appliances responsibly

Please report issues as soon as you notice them so they can be dealt with quickly.

How do I end my tenancy? Plus

You must give at least 2 months’ written notice in line with your rent period.

To give notice, complete the notice form in the Tenants section of our website.

Once we receive your notice, we’ll confirm your tenancy end date and explain the checkout process.

How do I stop my rent payments after my tenancy ends? Plus

You control your standing order directly with your bank.

Once your final rent payment has been made and your tenancy has ended, you’ll need to cancel the standing order yourself.

We’ll remind you when this is relevant.

When do I get my deposit back? Plus

We aim to deal with deposits as quickly as possible after checkout.

After you move out, we’ll inspect the room and confirm whether any deductions are proposed.

Once the amount to be returned has been agreed by both parties, the deposit protection scheme requires that the funds are repaid within 10 days.

The scheme will contact you directly to confirm and release the payment.

You can help avoid delays by leaving the room clean, removing all belongings, returning keys, and reporting any issues before you move out.
